I started staging homes in 2006 at the peak of the housing market. Money was easy and a lot of people were able to move into their new home before selling the old one. This created a huge inventory of vacant homes.
After a vacant home languished for several months with no offers and considerable price reductions, the agent would persuade the owner to get it staged.
And voila! That same home that sat vacant for a year or more, would suddenly sell within 30 days, and frequently at a higher price.
Sellers and agents quickly figured out that staging a vacant house to look like a model home gave it an enormous advantage over the competition.
The only downside was the expense. Renting furniture and accessories to furnish an entire home can run into thousands of dollars. Gradually I was able to persuade agents to call me before the house was vacant so we could stage the home with the owner's furnishings, and save them money.
We'd choose a paint color that appeals to buyers. Find the best furniture arrangement for each room. Use area rugs and art and mirrors to showcase the home. Then add those finishing touches that create sensational bedrooms, bathrooms and dining rooms.
The result was the effect of a staged home, at a fraction of the cost, and without the "cookie cutter" staged home look. And they sold just as fast.
Sellers were so excited with the transformation that many of them asked me to help them do the same thing in their new home.
