Inexpensive Bathroom Update

Paint transformed this outdated townhome and turned it into a hot sales property with multiple offers and a contract in under two weeks.

Unless you're one of those people who loves a decorating challenge, you might find it hard to believe that a bathroom can be changed so easily.

What We Replaced and What it Cost

  • The medicine cabinet and cup holder had to go. A more modern look is this pretty silver mirror ($29.99 at Ross)

  • A new retro bath bar replaced the old oak light fixture ($13.97 at Home Depot)

  • Walls were painted Sherwin Williams "Perfect Greige" (SW 6073) in semi-gloss

  • Cabinet was painted Sherwin Williams "Snowbound" (SW 7004) also semi-gloss

  • The new floor is Alpine Forest ceramic tile (tile plus grout $46.56 at Floor and Decor)

  • New white cove base freshened the edges (under $20 at Home Depot)

What We Didn't Replace and Why

  • Vanity - The vanity was in good condition and looks brand new painted white

  • Counter and Sink - Color can do strange things. When the walls were blue, the counter and sink looked drab. Against the gray walls, they look fresh

  • Brass Faucet - Brass is coming back. It's not here yet, but high-end homes are easing into it with a mix of brass and nickel. It adds a bit of dazzle to the gray walls and white cabinet. The mirror has a tiny gold edge, which makes it look deliberate

  • Bath Tile - When the blue walls went away, the bath tile looked more tan than orange. A picture with gray, black and tan stones pulls it all together

***Decorator Secret***

Never hang a towel bar above the toilet, that's the perfect spot for art. We moved the towel bar to a side wall and chose a simple photograph of stones, for a serene spa-like feel.

If you're living in an out-dated home and money is tight, renovating can seem pretty overwhelming. But the right changes, even small ones, can make a big difference. If most things are in good repair, try an updated, neutral paint color first.

Need more than just paint but still on a budget? Inexpensive Bathroom Remodel easily transformed another property into a fast and profitable sale.
