Kitchen and Living Room Update and Remodel

Buyers love open floor plans and you can turn an older home into a real showplace with a kitchen and living room update and remodel.

Older homes frequently have nice features like cove ceilings, wood floors, and mature trees. Older homes are also more likely to have small rooms and more walls. Not conducive to the way we like to live now. Sometimes you can find a little diamond in the rough and turn it into a real dazzler, like this home in a hot urban area in Denver.

When remodeling a home to sell, it's a good idea to consult a realtor familiar with the area to make sure you don't spend more money on the remodel than you can hope to recover.

Living Room After

What Happened in this Room?

  • Two walls were removed to make a spacious and inviting living space. Look at the ceiling to see where the original walls were

  • Those beautiful hardwood floors were hiding under shabby carpet

  • New windows are more energy efficient and more attractive

  • Walls were painted Benjamin Moore "Hazy Skies," a Pottery Barn pick for 2011

  • Professional staging suggests the possibilities for living in this home

Kitchen After

What Happened in this Room?

  • Removing two walls creates a large open floor plan

  • Kitchen floor tile was pulled up and replaced with new wood to make a beautiful and continuous floor surface

  • A kitchen island with Cambria slab counters, pendant lighting and the latest in cabinet hardware provides a functional workspace

Kitchen from Living Room After

What Happened in this Room?

  • The former laundry was enclosed in a tiny walled space near the back door. Now the laundry is in the closet to the left of the island and the kitchen gets more light and space

  • New cabinets, counters, decorator tile back-splash, stainless steel appliances, updated lighting and the latest pull-down kitchen faucet complete the look

  • For details on finishes chosen for the kitchen see kitchen update and remodel

Now this totally renovated and luxurious living space has all the advantages of a new home, the charm of the original home, and the bonus of being in Denver's hottest neighborhood, the Highlands.

The Results?

Under contract in one week! Before we even had time to put up a for sale sign or get all the switch plates on the walls, we had an offer. Beautiful and functional homes sell in any market.
